Certified Home Inspection  -  A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home.  Our home inspection report describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.  Our inspector will check the roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, electrical, and many other aspects of buildings looking for improper building practices, those items that require extensive repairs, items that are general maintenance issues, as well as some fire and safety issues.  

Hurricane - Wind Mitigation Inspection -  A windstorm mitigation inspection is the result of Florida state statute 626.0629 that requires insurance companies to provide Florida homeowners "discounts, credits, or other rate differentials..." for construction techniques that reduce damage and loss in windstorms. We utilize the forms created by the state of Florida's Office of Insurance Regulation (OIR) to provide you a windstorm mitigation and/or four-point inspection. Our inspector will schedule a time to come and inspect your home when it is most convenient for you. The inspection is valid for five years and must be provided to your insurance company in order to qualify for any insurance. It is your responsibility to submit the forms. Pre-Sale Home Inspection  -  Before you put your house on the market, you may want to seriously consider the benefits of having it inspected. Without a doubt, this is the best time for a home inspection for all involved. All too often, a home inspection is performed as a final contingency of a sale with little time to absorb its impact. Any reported deficiencies at this time of high emotional stress can easily be blown out of proportion causing an over reaction and possibly the death of the deal. People are far more receptive to such deficiencies when they are disclosed to them up front, perhaps while they are viewing the home for the first time. The additional benefits to a seller are fewer renegotiations, less surprises, a better selling price, less likely litigation for improper disclosure and an increased chance that a deal will close. Having a pre-sale inspection given to a buyer does not remove the buyer's responsibility to perform their own due diligence and have their own inspection of the property.

It should also be noted that a home inspection is not technically exhaustive and does not imply that every defect will be discovered. A general list of exclusions include but are not limited to: code or zoning violations, permit research, property measurements or surveys, boundaries, easements or right of way, conditions of title, proximity to environmental hazards, noise interference, soil or geological conditions, well water systems or water quality, underground sewer lines and/or waste disposal systems, buried piping, cisterns, underground water tanks and sprinkler systems to name a few.

4 Point Insurance Inspection - $125

An inspection of the 4 main points of your house to give your insurance company an idea of which systems in your house have been upgraded and what  condition they are in.  Approximately a 1 hour inspection.

 

Windstorm Mitigation Inspection - $150

Used to determine what wind code your house was built to.  Approximately a 1 hour inspection.

4 Point Insurance Inspection -   A four-point Inspection is often required when obtaining a new homeowners insurance policy or renewing an existing policy.  The insurance companies are looking for the four systems to be in generally good working condition and fulfilling their intended function. If the home is an older home the insurance companies want to see that the systems have been updated. In most cases, the forms are provided by the insurance companies to their clients. The clients then ask the inspector to fill the form out during the course of the home inspection. This 4-point insurance inspection includes a limited scope evaluation of the following four systems:

ROOFING  -  ELECTRICAL  -  HVAC  -  PLUMBING

The focus of the 4 point inspection is to determine the approximate age, components, and general condition of these systems.  Note: this type of insurance inspection should not be confused with a "standard home inspection" which is more comprehensive in regards to both detail and scope.
